By placing a booking with us (the property owner or their representative), you (the lead guest) and your party agree to the terms and conditions set out below. During your stay, you also agree to abide by these conditions. If you have any questions, please contact us before making a booking.
To book a stay, the lead guest must be at least 18 years of age. The maximum number of guests per room is as stated in the room occupancy details on our website. If the person making the booking is not the lead guest, they may still be held responsible for cancellation, non-arrival, or any damages as outlined below.
Only the lead guest and the named guests on the booking are permitted to use the accommodation and its facilities. Third-party visitors are only allowed with our express permission.
A 25% deposit is required to secure all bookings. Deposits must be received in cleared funds before confirmation is issued. Deposits are refundable only under the conditions stated in this document.
Payments can be made online, via bank transfer, or in cash. Any fees incurred due to failed or reversed transactions must be reimbursed by the lead guest within 7 days of request.
All guests agree to respect the peace, privacy, and comfort of other guests, neighbours, and the owners. We reserve the right to cancel a booking with immediate effect if this agreement is breached.
Check-in: Between 3:00 pm and 7:00 pm on the day of arrival
Check-out: By 10:00 am on the day of departure
Late check-in or check-out may be available upon request but must be agreed in advance.
This policy applies to all direct bookings made with Peacock Guest House (via our website, phone, or email).
If you booked through a third-party site (e.g. Booking.com, Expedia), please refer to their terms.
Deposit & Payment:
A 25% deposit is charged at the time of booking to secure your reservation.
The remaining balance is automatically charged 3 days before arrival.
Changes & Cancellations:
Changes or cancellations made 3 days or more before arrival:
No charge. Your deposit will be refunded in full, and no further payment will be taken.
Changes or cancellations made less than 3 days before arrival:
The full booking amount is charged. No refund will be issued.
No-shows (non-arrival without notice):
The full booking amount is charged. No refund will be issued.
Note: Changes include modifying your dates, shortening your stay, or reducing the number of guests — and are treated the same as cancellations.
Travel Insurance:
We strongly recommend that guests take out travel insurance to cover unexpected changes, illness, or cancellations.
If We Cancel Your Booking:
If we are required to cancel your booking due to unforeseen circumstances, a full refund will be issued. We are not responsible for any additional costs you may incur.
Where Wi-Fi is provided, guests agree to use it fairly and appropriately. Usage is monitored to ensure consistent service for all guests.
Wi-Fi is intended for general use (e.g. web browsing, emails, social media, streaming). It is not suitable for heavy downloads, online gaming, or illegal activity. Illegal use will be reported to the appropriate authorities.
We reserve the right to charge for any damage caused during your stay by any member of your party. This includes, but is not limited to, breakages, stains, damage to furnishings, and lost keys.
Accidental damage should be reported immediately to minimise costs.
Lost property will be held for one month. We will make reasonable efforts to return items, but are not liable for lost belongings. Postage can be arranged at the guest’s expense.
Peacock Guest House is a strictly non-smoking property.
Smoking or vaping is not permitted inside any part of the building, including guest rooms and communal areas.
A designated smoking area is provided at the side of the house. Please use the ashtray provided and dispose of cigarette ends responsibly.
Guests found smoking inside the property will be asked to leave immediately, and no refund will be issued for the remainder of the stay.
The use or possession of illegal drugs is strictly prohibited anywhere on the premises. Any breach will result in immediate termination of the stay without refund and may be reported to the authorities.
Guests may consume their own alcohol within their rooms. Excessive drunkenness, aggressive behaviour, or loud disturbances in public or shared areas will not be tolerated. Please respect our home and neighbourhood.
Pets are not permitted in the accommodation. However, registered service dogs are welcome.
Where on-site parking is available, guests park at their own risk. We do not accept liability for any loss or damage to vehicles or their contents.
An accessibility and access statement is available on request or via our website.
We are required by law to collect and retain guest information, including full names and nationalities. For non-British, Irish, or Commonwealth guests, passport details and next destination may also be required. This is in accordance with the Immigration (Hotel Records) Order 1972.
These records are stored securely for a minimum of 12 months in accordance with the Data Protection Act 1998 and GDPR.

If a guestbook is available, please avoid including personal information you do not wish to be made public. We reserve the right to remove entries that may breach data protection regulations.
We reserve the right to cancel any booking, without refund or compensation, if the terms outlined above are breached.
